Job Description:

Head of Planned Works & Voids

Location: Bedfordshire, with travel across contracts and sites
Salary: Up to £70k plus car allowance and benefits

We are working with an established social housing maintenance contractor to recruit an experienced Head of Planned Works & Voids to lead the operational delivery of planned maintenance, refurbishment and void programmes across multiple contracts.

Reporting to the Director, you will lead contract and delivery teams, ensuring programmes are well resourced, commercially controlled and delivered safely, on time and to a high standard.

Key Responsibilities

• Lead multiple planned works and void contracts across social housing.
• Manage and develop contract managers, site teams, direct labour and subcontractors.
• Oversee programmes including kitchens, bathrooms, roofing, and decorating.
• Drive improved void turnaround times and first-time client acceptance.
• Maintain control of budgets, forecasts, WIP, variations and profitability.
• Monitor programme, quality, productivity and client performance.
• Build strong relationships with housing associations, local authorities and residents.
• Identify delivery risks and implement effective recovery plans.
• Ensure high standards of health, safety, quality and compliance.
• Support mobilisation, new business and continuous improvement.

Key Requirements

• Senior operational experience within Social Housing planned works and voids
• Experience managing multiple contracts and geographically dispersed teams.
• A proven track record of delivering programmes and meeting void targets.
• Strong commercial and financial understanding.
• Experience managing managers, direct labour and subcontractors.
• Strong client and stakeholder management skills.
• A practical understanding of construction, quality and H&S requirements.
• Confidence using performance data to drive operational improvement.
